Landlord Fees chargeable per Tenancy

Unmanaged

  • Our find a tenant fee is £450.00 inclusive of VAT
  • Additional £50.00 an hour for dealing with the return of the deposit or a deposit dispute

 Fee entails

  • Free rental valuation and marketing advice
  • Marketing of the property on our website and other recognised property websites to include Zoopla and Rightmove
  • Accompanied viewings
  • Referencing prospective tenants, including:
    • Credit checks
    • Employer
    • Accountant if applicable
    • Pension provider
    • Current landlord
  • Preparation of tenancy agreement
  • Collection of the first month’s rent and bond
  • Place the bond into the Deposit Protection Service and transfer to your landlord ID number

Managed

  • Marketing, Tenant referencing, credit check, tenancy agreement is £450.00 inclusive of VAT
  • A monthly commission is charged at 12.5% plus VAT of the monthly rent collected i.e if the rent was £450 pcm x 12.5% management commission =£56.25 + VAT of £11.25 = £67.50 deduction payable to the agent, with £382.50 payable to the landlord

  • Marketing of the property on our website and other recognised property websites to include Zoopla and Rightmove
  • Accompanied viewings
  • Referencing prospective tenants, including:
    • Credit checks
    • Employer
    • Accountant if applicable

Tenants Fees chargeable per Tenant

Each tenant must pay an Application Fee when putting in an application to rent one of our properties. Our fees are broken down as follows: -

Single £150 including VAT
Couple £200 including VAT
Additional persons over the age of 18 £50 per person

The Application Fee is refundable in the following circumstances:

IN FULL
If the offer is not accepted by the Landlord or
The Landlord withdraws the property or
If the Landlord decides the references are unsatisfactory or
The Landlord does not agree with the special conditions as proposed when placing the application
The refund will be made within 7 working days

NOT REFUNDABLE

The application fee is not refundable if the tenant makes additional requests (such as permission to keep a pet, wanting a permitted occupier, wanting the landlord to provide items not already offered as part of the tenancy, specialist cleaning, different rent due days, etc which are then refused by the landlord). THESE MUST BE ASKED FOR BEFORE YOU MAKE THE APPLICATION.

Where the tenant provides false or misleading referencing information, and the landlord is unable to relet the property by the proposed move in date, a charge will be levied to cover all the landlord’s costs up to a maximum of the fee paid.

Where the tenant does not have the Right to Rent under the Immigration Act 2014 and the landlord or Agent did not know and could not reasonably have been expected to know that prior to taking fee.

If after 15 days the tenant withdraws their offer, or does not take reasonable steps to take up the tenancy during the “deadline for agreement”, (UNLESS A DIFFERENT DATE HAS BEEN AGREED BETWEEN THE PARTIES, IN WHICH CASE THE TIME LIMITS OF THE NEW AGREEMENT WILL APPLY) then a charge will be levied to cover the landlord’s costs up to a maximum charge of the fee paid.

Applications will not be processed until the property has been viewed.

This fee covers all credit checks, referencing and administration costs to the agent.
