We are regulated by the Property Ombudsman of Estate Agents and follow their strict guidelines and Code of Practice, thus ensuring that our services are meeting your needs and give you peace of mind. This scheme provides a free, fair and independent service for dealing with unresolved disputes between member agents and tenants or landlords of residential property in the UK. The Ombudsman is totally independent of the member agent and reports directly to the Ombudsman Council which has a majority of non-industry members.

Our Residential Lettings Department is run by Jo Green who has over ten years experience working within Lettings & Property Management. We have a strong commitment to staff development and Jo has achieved her NFoPP qualification Level 3 Technical Award in Residential Letting & Property Management and is now a member of ARLA (Association of Residential Lettings Agents)  the UK’s foremost professional body for letting agents so you can ensure you are getting not only an experienced but qualified professional dealing with your property investment.

We are quite happy to subject ourselves to external scrutiny and in doing so we hope that our clients will be confident that we aim to offer services of the highest standard. Regular ARLA training is carried out to ensure that our staff are up to date with prevailing legislation that governs residential lettings.

Fully Managed Service

For a truly professional service, with the reassurance of expert knowledge we recommend our Fully Managed Service. We will, quite simply, take care of everything taking the weight off your shoulders and allowing you to benefit from the rewards of letting without having to put in any of the hard work - from finding the right tenant, through to collecting rent, inspecting the property and recording our findings creating a landlord report on our state of the art software system, to dealing with any property-related emergencies with the assistance of our trusted contractors. Whatever happens, we're available 24 hours a day, 365 days a year, to cope with any problems your tenants may face and to look after your property investment.

WE OFFER
  • High quality advertising - Including professional photograph and descriptions, plus placing of an advertising board outside your property in accordance with Town and Country Planning Act 1990.
  • Extensive marketing - Sally Botham Estate's own website and database, display in our prominent office, publication in local independent newspaper and promotion via social media channels plus standard industry portals Rightmove, Zoopla and The Guild of Professional Estate Agents. This can include premium listings and featured property on Rightmove. The internet has become an essential tool in the marketing of rental properties and tenants use this medium to search for their new home.
  • Sourcing of suitable tenants – Prospective tenants who are registered on our extensive database will be contacted by phone, email or post.
  • Comprehensive referencing/screening process - We use one of the UK's largest tenant referencing and specialist lettings insurance company to vet our tenants.
  • Drawing up of Tenancy Agreement - Our agreements are regularly reviewed and updated to ensure we are up to date with all changes to UK legislation in the private rented sector.
  • Moving tenants in - We arrange release of keys to your tenants once they have signed paperwork and all monies have been received. 
  • Deposit Protection Scheme – We will put the bond into the DPS as per the Housing Act 2004 which states all deposits paid under an AST now have to be registered with a government approved scheme.
  • Dedicated Property Manager - We think it is really important that there is always someone to speak to about your property.
  • Key holding service - We will hold spare keys in the event of any maintenance issues, property inspections or an emergency.
  • Arrangement of repairs and maintenance - Your tenants will liaise directly with us regarding any issues they have and it is our duty to deal with them quickly and efficiently, and keep you informed every step of the way. We only use trades people with the necessary qualifications and valid liability insurance.
  • Credit control - When dealing with maintenance issues it is our priority to ensure the job is done correctly, but very importantly also for a competitive price.  We have long standing relationships with our contractors whom are priced fairly but are also highly skilled professionals in their industry. 
  • 24 hour emergency contact - This service offers 24 hour support to your tenants in the event of an emergency at the property, such as a burst pipe.  It saves you both hassle and money, because emergencies can be dealt with immediately, which could save you from bigger, more costly repairs.
  • Property inspections - We do an initial 6 week inspection followed by quarterly property inspections to ensure your tenants are looking after your property in the way we would expect them to.  It is also our opportunity to be proactive and action any issues that haven't been reported by tenants, that if left untreated could become expensive to rectify in the future. 
  • Inventory and check-in - We organise the property inventory for you and ensure tenants are clear about the property condition and contents.  Without an inventory your tenants may be able to claim their deposit in full regardless of any damage done to your property during their tenancy.
  • Arrangement of the check-out process - We will liaise with your tenants and arrange the checkout process with them, ensuring all parties are happy with the condition of the property at the end of a tenancy and approve release of their deposit once any issues have been resolved.
  • Accounts - Our dedicated accounting department help ensure rents are processed swiftly and effectively, monthly statements issued and any queries resolved.   
  • Overseas Landlord Tax – We will advise of taxation implications and non-resident tax and HMRC
The Fully Managed Service also includes ongoing advice and assistance in relation to the legal aspects of running a rental property.

It’s the ideal service if you’re an experienced landlord, happy to deal with the day-to-day management of the property, but preferring not to deal with the marketing and setting up of the tenancy.

It is worth contemplating that opting for our least comprehensive service means you will still have to face several issues alone, including meeting the various legal responsibilities attached to letting a property.

 

We will carry out as many viewings as required to ensure we find the right person for your property. We will not take any shortcuts when it comes to identifying the ideal candidate to live in your property.
