Landlord Fees chargeable per Tenancy

Find a Tenant:

  • Set up package - £550 inc VAT
    • To advertise
    • Take applications
    • Take up references
    • Prepare tenancy agreement
    • See tenant into property
  • To register deposit and transfer to landlord account: £50 inc VAT
  • Optional extra: to prepare photographic inventory 
    • 1-2 Bedrooms: £120 inc VAT
    • 3 bedrooms+ : £160 inc VAT
  • Withdrawal charge once marketing has commenced: £120 inc VAT
  • There will be an additional administration charge of £25 inc VAT for organising each of the necessary compliance certificates & Housing Health and Safety Standards (breach corrections). This charge is in addition to the invoice from the supplier.

 

 
Rent Collection:
  • 7.8% inc VAT (equivalent to 6.5% plus VAT)
    • We will collect rent from tenant.
    • We will pay the landlord within 5 working days of receiving the rent.
    • We will contact the tenant twice to pursue late payments of rent.
      • (Continued pursuance: £60 per hour inc VAT)

 

 
Tenancy Management:
  • Set Up Package - £500 inc VAT
    • To advertise
    • Take applications
    • Take up references
    • Prepare tenancy agreement
    • See tenant into property
    • Register and manage deposit
  • To prepare photographic inventory 
    • 1-2 Bedrooms: £100 inc VAT
    • 3 bedrooms + : £140 inc VAT
  • Withdrawal charge once marketing has commenced: £120 inc VAT
  • Tenancy renewal: £72 inc VAT 
  • Month by month management (whilst property is let):
    • 15% inc VAT of monthly rent (equivalent to 12.5% plus VAT)
      • To ensure property is compliant with current letting regulations.
      • To collect rent from tenant.
      • Pay landlord with 5 working days of receiving the rent.
      • Prepare landlord statements.
      • Inform utility companies at beginning and end of tenancy.
      • Inspect property quarterly.
      • Inform landlord of necessary repairs (if relevant).
      • We will contact the tenant twice to pursue late payments of rent (continued pursuance £60 per hour inc VAT)
      • Provide monitored 24hr telephone contact number for tenant and landlord.
      • Serve notice at end of tenancy.
      • Final inspection after tenancy has ceased.
 

 

Management Premier
  • Set up - £450 inc VAT. 
    • Advertise property to let
    • Take applications
    • Take up references
    • Prepare tenancy agreement
    • See tenant into property
    • Register and manage deposit
    • To prepare photographic inventory
    • To ensure property is compliant with current letting regulations
    • Tenancy renewal £72 inc VAT
  • Management:
    • 18% inc VAT of monthly rent (equivalent to 15% plus VAT)
      • To collect rent from tenant
      • Pay landlord with 5 working days of receiving the rent.
      • Prepare landlord statements.
      • Inform utility companies at beginning and end of tenancy.
      • Inspect property quarterly.
      • Re. repairs and alterations:
        • Inform landlord of necessary repair
        • Obtain quotes
        • Instruct trades person
        • Ensure work is carried out in a satisfactory manner
        • Organise payment of invoice from landlord funds.
      • We will contact the tenant twice to pursue late payments of rent (continued pursuance £60 per hour inc VAT)
      • Provide monitored 24hr telephone contact number for tenant and landlord.
      • Serve notice at end of tenancy.
      • Final inspection after tenancy has ceased.
      • Organise minor repairs/redecoration etc between tenancies.
      • Prepare overseas landlords tax statements where necessary.

Applications will not be processed until the property has been viewed.

Permitted payments

For properties in England, the Tenant Fees Act 2019 means that in addition to rent, lettings agents can only charge tenants (or anyone acting on the tenant's behalf) the following permitted payments:

  • Holding deposits (a maximum of 1 week's rent);
  • Deposits (a maximum deposit of 5 weeks' rent for annual rent below £50,000, or 6 weeks' rent for annual rental of £50,000 and above);
  • Payments to change a tenancy agreement eg. change of sharer (capped at £50 or, if higher, any reasonable costs);
  • Payments associated with early termination of a tenancy (capped at the landlord's loss or the agent's reasonably incurred costs);
  • Utilities, communication services (eg. telephone, broadband), TV licence and council tax;
  • Interest payments for the late payment of rent (up to 3% above Bank of England's annual percentage rate);
  • Reasonable costs for replacement of lost keys or other security devices;
  • Contractual damages in the event of the tenant's default of a tenancy agreement; and
  • Any other permitted payments under the Tenant Fees Act 2019.
