Dedicated lettings department
We have a dedicated lettings department to make sure you and your property always have our attention. For fully managed properties, this includes a property manager, as we know how important it is to always have someone to deal with your property.

 

The Property Ombudsman
We are regulated by The Property Ombudsman and follow their strict guidelines and Code of Practice. This ensures that our services are meeting your needs and give you peace of mind. This scheme provides a free, fair and independent service for dealing with unresolved disputes between member agents and tenants or landlords of residential property in the UK. The Ombudsman is totally independent of the member agency and reports directly to the Ombudsman Council which has a majority of non-industry members.

 

Client Money Protection
Client Money Protection is covered by Propertymark’s Client Money Protection (CMP) Scheme, meaning you can rest easy in that knowledge that your money is safe. The rules of the scheme are available here, and our CMP certificate can be viewed here.

SET UP SERVICE offers:

  • High-quality advertising 
    ​Including professional photographs and description, plus placing of an advertising board outside your property in accordance with Town and Country Planning Act 1990.

  • Extensive marketing
    Sally Botham Estate's own website and database, display in our prominent office, publication in local independent newspaper and promotion via social media channels plus standard industry portals Rightmove, Zoopla and The Guild of Professional Estate Agents. This can include premium listings and featured property on Rightmove. The internet is an essential tool in the marketing of rental properties and tenants use this medium to search for their new home.

  • Sourcing of suitable tenants
    The most important aspect of any tenancy is getting THE RIGHT TENANT, you can leave it with us with complete confidence. Prospective tenants who are registered on our extensive database will be contacted by phone, email or post.

  • Comprehensive referencing / screening process
    We use one of the UK's largest tenant referencing and specialist lettings insurance company to vet our tenants.

  • Drawing up of Tenancy Agreement
    Our agreements are regularly reviewed and updated to ensure we are up to date with all changes to UK legislation in the private rented sector.

  • Moving tenants in
    We arrange the release of keys to your tenants once they have signed paperwork and all monies have been received. 

 

MANAGEMENT SERVICE offers:

  • Dedicated Property Manager
    We know how important it is that there is always someone to speak to about your property.

     
  • Key-holding service
    We will hold spare keys in the event of any maintenance issues, property inspections or an emergency.

     
  • Arrangement of repairs and maintenance
    Your tenants will liaise directly with us regarding any issues they have and it is our duty to deal with them quickly and efficiently, and keep you informed every step of the way. We only use tradespeople with the necessary qualifications and valid liability insurance.

     
  • Credit control
    When dealing with maintenance issues it is our priority to ensure the job is done correctly, but very importantly also for a competitive price.  We have long standing relationships with our contractors who are priced fairly but are also highly skilled professionals in their industry. 

     
  • Deposit Protection Scheme
    We will put the bond into the DPS as per the Housing Act 2004 which states all deposits paid under an AST now have to be registered with a government-approved scheme.

     
  • 24-hour emergency contact
    This service offers 24-hour support to your tenants in the event of an emergency at the property, such as a burst pipe.  It saves you both hassle and money because emergencies can be dealt with immediately, which could save you from bigger, more costly repairs.

     
  • Property inspections
    We do an initial 6-week inspection followed by quarterly property inspections to ensure your tenants are looking after your property in the way we would expect them to.  It is also our opportunity to be proactive and action any issues that haven't been reported by tenants, that if left untreated could become expensive to rectify in the future. 

     
  • Inventory and check-in
    We organise the property inventory for you and ensure tenants are clear about the property condition and contents. Without an inventory, your tenants may be able to claim their deposit in full regardless of any damage done to your property during their tenancy.

     
  • Arrangement of the check-out process
    We will liaise with your tenants and arrange the checkout process with them, ensuring all parties are happy with the condition of the property at the end of a tenancy and approve the release of their deposit once any issues have been resolved.

     
  • Accounts
    Our dedicated accounting department help ensure rents are processed swiftly and effectively, monthly statements issued and any queries resolved.   
  • Overseas Landlord Tax
    We will advise of taxation implications and non-resident tax and HMRC.
     
  • Advice and guidance 
    - Our expert team provide ongoing advice and assistance in relation to the legal aspects of running a rental property, as well as new industry information.
